Will hot tires peel this up?

Hot-tire pickup is the classic failure of one-part DIY epoxies: thin paint sitting on unprepped concrete lets softened tires pull the coating off. Our systems differ in the two ways that matter. The slab is diamond-ground so the coating keys mechanically into open concrete, and the build is about 30 mils of industrial resin, roughly four times a DIY kit. Peeling caused by hot tires is covered by the 5-year limited written warranty from our installation partner, Tebriz LLC: if it peels, they repair it. Tire marks that clean off are not peeling.

Epoxy vs. polyaspartic — which one am I getting?

Both, where each is strongest. Epoxy builds thickness and self-levels, so it is the base coat and the body of metallic floors. Polyaspartic is UV-stable so it resists yellowing, and it cures fast, so it is the broadcast coat and topcoat on flake systems — that is what makes the one-day install possible on most garages. You never have to choose a chemistry: you choose a look, and the system behind it is engineered.

How long before I can use my garage?

Walk on flake and solid floors in about 24 hours and park on them in about 48. Metallic epoxy cures more slowly — give it 72 hours before tires. Cold or humid weather can add time; the crew confirms the window on install day. Either way your belongings go back in days, not weeks.

Do I need to empty the garage?

Yes. The floor needs to be clear wall to wall when the crew arrives: cars, bins, floor-standing shelving and anything stored along the walls. Items mounted on the walls can usually stay. If something cannot be moved, such as a chest freezer or a safe, tell us when you book so the crew can plan for it. Keep the floor clear until it is ready: about 24 hours to walk on it, about 48 hours to park, 72 hours for metallic.

What about moisture and humidity?

Every install starts with a moisture reading. Slabs that fail it get a moisture-tolerant primer coat rated for vapor pressure. That is the step DIY kits and budget installers skip, and it is why their coatings blister a summer later. It is priced into your prep, never added later as a surprise line item.

Why not a $300 DIY kit?

The difference is measurable. A professional system is about 30 mils across multiple coats against 6 to 10 mils in a single coat for a kit. Preparation is diamond grinding and crack repair rather than an acid etch. Peeling from hot tires is covered by the limited warranty instead of being the most common complaint. The polyaspartic topcoat is UV-stable instead of yellowing within months. Most garages are installed in one day rather than costing you a weekend, and the floor carries a 5-year limited warranty against a typical DIY lifespan of 12 to 24 months.

Do you do basements and covered patios too?

Yes. Basements get the same systems as garages. Because a basement sits below grade, the moisture reading at the site visit matters even more there, and a slab that fails it gets a moisture-tolerant primer, priced into your prep. Covered patios and porches get a flake system under a UV-stable polyaspartic topcoat that resists yellowing in the sun. Interior floors and exterior surfaces such as patios and porches carry the same 5-year limited warranty.

How do I clean it and keep it looking new?

Sweep or dust-mop, then mop with warm water and a pH-neutral cleaner. Avoid vinegar, citrus and bleach-based cleaners and abrasive pads. Georgia red clay rinses off with a hose and a soft deck brush. Wipe up oil, brake fluid and pool chemicals the same day, because chemicals left standing are not covered by the warranty. Most tire marks come off with a degreaser.

What does the 5-year limited warranty actually cover?

Peeling, flaking and delamination — including peeling caused by hot tires — on residential garages, for 5 years, in writing from our installation partner, Tebriz LLC. It covers the original homeowner and can be transferred once when the home is sold. Excluded, as with any flooring warranty: moisture pushing up through the slab, structural cracks, impact and gouges, and chemicals left standing. Diamond grind

The slab is ground back to bare, open concrete — dust collected as we go — so the coating bonds mechanically instead of sitting on top of it.

Step 02

Cracks, joints, moisture

Cracks get routed out and filled, pits patched flat, control joints honored. Then the slab is moisture-tested before a drop of resin goes down.

The step DIY kits skip entirely.

Step 03

Base coat

A pigmented industrial base is pulled across the whole floor on a wet edge, wall to wall, in one continuous pass — no roller seams, no lap lines.

Flake broadcast

Vinyl flake is thrown into the wet base until the floor refuses to take more. Full rejection is what gives the finish its depth — and its grip.

Scrape & smooth

Once it sets, the loose flake is scraped off and the surface knocked down flat, so the texture you feel underfoot is grip — not sandpaper.
