A professionally installed garage floor coating in Metro Atlanta costs $5.20 to $9.60 per square foot. For a typical two-car garage (about 460 square feet) that is $2,390 to $3,130 for a flake floor, with grinding the concrete included.

Buyer guide · Garage floors
Is an epoxy garage floor worth it?
Yes, if you plan to stay in the house a few years and you use the garage every day: a coated floor stops dust and stains, cleans with a mop and makes the garage feel like a room. It is not worth it if you are moving soon, or if the cheapest possible job is the goal, because a cheap coating that peels costs more than bare concrete.

Comparison · Coating types
Epoxy vs polyaspartic: which garage floor coating is better?
Polyaspartic is better on top: it stays clear in sunlight, handles hot tires and cures in hours. Epoxy is better underneath and for metallic floors: it builds thick and flows slowly enough to be worked by hand. A good garage floor uses each one where it is strong.

Problems · What goes wrong
Why do epoxy garage floors peel, bubble and turn yellow?
Almost every peeling floor has the same cause: the coating never bonded, because the concrete was washed instead of ground open, or because moisture is pushing up through the slab. Bubbles come from air or moisture escaping the concrete, and yellowing comes from sunlight on a coating without a UV-stable topcoat.

Comparison · Do it yourself?
DIY garage floor kit or a professional coating?
A store-bought kit is closer to floor paint than to a professional coating: it costs a few hundred dollars, takes a weekend, and can look good for a while on a lightly used floor. It usually fails where a garage is hardest on it, under hot tires and on concrete that was only washed. A professional floor costs several times more because the concrete is ground and the coating is built up thick.

Durability · Cure times
How long does an epoxy floor last, and when can you park on it?
A professionally installed garage floor is built to last many years of daily parking, and ours carries a 5-year limited warranty in writing. After install you can walk on it in 24 hours and park on it in 48; metallic floors need 72 hours before a car goes on them.

Metallic epoxy floors in Atlanta: what they are, what they cost
A metallic epoxy floor is a poured, marbled floor made by moving pigment through liquid resin by hand, so no two are alike. In Metro Atlanta it costs $6.40 to $9.60 per square foot installed, and it suits basements, living spaces and showrooms better than a hard-working garage.

Epoxy basement floors in Georgia: are they a good idea?
Yes. A coated concrete floor is one of the best choices for a Georgia basement because it cannot rot, grow mold or be ruined by a damp week the way carpet and wood can. The one condition is moisture: the slab has to be tested first, and treated if it is wet, or any coating will let go.
