Side by side
| Store-bought kit | Professionally installed floor | |
|---|---|---|
| Cost, two-car garage | A few hundred dollars | $2,390 to $3,130 for flake |
| Getting the concrete ready | Acid wash or a scrub | Whole slab ground by machine |
| Thickness | About a coat of paint | Several layers, built up thick |
| Hot tires | Often lifts where you park | Topcoat made to take them |
| Sunlight | Many yellow near the door | Clear UV-stable topcoat |
| Your time | A weekend plus days of curing | Most garages done in 1 day |
| If it fails | Grind it off, start over | 5-year limited warranty in writing |
When a kit is a fair choice
- A rental or a house you will sell soon, where looking clean for a year is the goal.
- A floor that never sees a car. A storage room, a laundry room, a shed.
- You enjoy the work and accept that you may redo it.
Where kits go wrong
- Preparation. The instructions call for cleaning and an acid wash. That does not open up smooth garage concrete enough for a lasting bond.
- Working time. Once mixed, the clock is running. First-timers often run out of time halfway across the floor, which shows as lap lines and thin spots.
- Coverage. One kit rarely covers what the box says at a useful thickness.
- Weather. Georgia humidity and a warming slab cause bubbles and a cloudy finish.

The cost nobody puts on the box
If a kit fails and you later want a professional floor, the old coating has to be ground off first. In our pricing that adds $0.80 per square foot, about $370 on a two-car garage. So the true cost of trying a kit first is the kit, a weekend, and that removal. For some people that is still a fair bet. It is just better to know it going in.
Common questions
How long does a DIY epoxy garage floor last?
It depends on preparation and use. On a lightly used floor it can look fine for years. Under daily parking in a hot climate, peeling where the tires sit is common within the first couple of summers.
Is a garage floor kit the same as professional epoxy?
No. Most kits are thin, water-based or low-solids coatings closer to paint. Professional floors are ground, built up in several layers and sealed with a clear topcoat.
Can I grind the floor myself and use better material?
Yes, and that is the right way to do it yourself. You will need to rent a concrete grinder and a dust-collecting vacuum, buy professional-grade material, and work fast. Budget well over a kit's price.
Can a professional coat over my old kit floor?
Not over it. The old coating is ground off first so the new floor bonds to concrete. That adds $0.80 per square foot.
