Epoxy & garage floor coatings in Cumming, GA

New construction, bare slabs, and the one question nobody asks about fresh concrete.

Forsyth grew 43% in the 2010s and ranked among the fastest-growing counties in the country; Cumming itself added nearly 39% between 2020 and 2024. Almost everything here is new, drawn by the Alpharetta job corridor and Forsyth schools. That flips the usual problem: these garages are not too old to coat. Some of them are too new.

What we find under the coating

A quote that ignores the slab is a guess.

Prep is where honest pricing separates from the number that changes on install day. Here is what tends to be true of floors in Cumming, and what each condition costs.

Fresh concrete has to finish curing first

A slab poured in the last month is still giving off moisture, and resin applied over it can blister or lose adhesion months later. New construction needs roughly twenty-eight days minimum before coating, and we would rather tell you to wait than pour a floor that fails in the spring.

Bare means no prep adder at all

Nothing has ever been rolled onto these floors, so there is no coating to remove and no crack history to chase. Diamond grinding is already in the base rate — which makes a Cumming quote about as simple as this gets.

Builder-grade finishing is not the same as a coating base

New slabs often come power-troweled to a hard, closed surface and cut with control joints. Neither is a problem, but both change how the floor is opened up and how the joints are treated, and a crew that skips that step gets away with it for about a year.

Cumming sizes

Real numbers, before you call anyone.

Tux & Tails on bare concrete — the common starting point in Cumming. Every competitor in this market makes you call for this.

2-car · ≈ 20′ × 23′ · 460 sq ft

$2,390–$3,130

$5.20–$6.80 per sq ft installed · diamond grinding included

3-car · ≈ 30′ × 22′ · 660 sq ft

$3,430–$4,490

$5.20–$6.80 per sq ft installed · diamond grinding included

Both numbers assume bare concrete, where diamond grinding is already included — the spread is the range within the tux & tails system itself, not a prep allowance. If your slab needs any of the preparation in the table above, that is added on top at the rate shown there. The calculator applies it as soon as you say what you are starting from.
