Epoxy basement floors in Georgia: are they a good idea?

Short answer

Yes. A coated concrete floor is one of the best choices for a Georgia basement because it cannot rot, grow mold or be ruined by a damp week the way carpet and wood can. The one condition is moisture: the slab has to be tested first, and treated if it is wet, or any coating will let go.

Why it suits a Georgia basement

  • Humidity does not hurt it. Carpet pad holds damp and smells. Wood and laminate swell. A sealed concrete floor does neither.
  • A leak is a cleanup, not a replacement. Water from a failed water heater or a storm gets squeegeed out.
  • It is a finished floor with no extra height. Walk-out basements keep their door thresholds and stair heights.
  • It works with how basements are used here: gyms, bars, game rooms, workshops.

Moisture comes first

A basement slab sits against the ground, and Georgia clay holds water. Before we coat a basement we test the concrete for moisture. If it passes, the floor goes down as normal. If it does not, the slab gets a moisture-blocking base coat first, which is priced separately and quoted in writing before any work starts. Skipping this step is the main reason basement coatings fail.

What it costs

Basements are priced by the square foot like any other floor. Most people choose metallic for a living-space look, or flake for a gym or workshop.

What to expect during the work

  • The room needs to be empty. Furniture and gym equipment come out first.
  • Grinding is done with vacuums attached to the machines, so dust is kept down, but we still seal off the stairs and vents.
  • Walk on it after 24 hours. Move furniture back after 48 hours, or 72 for a metallic floor.
  • Best done before walls are painted and trim goes on in an unfinished basement, but finished rooms are fine too.

Common questions

Is epoxy good for basement floors?

Yes, as long as the slab is tested for moisture first. It will not rot, swell or hold odors, which makes it a better fit than carpet or wood in a humid climate.

How much does an epoxy basement floor cost in Georgia?

$5.20 to $6.80 per square foot for flake and $6.40 to $9.60 for metallic, installed on bare concrete. A 1,000 square foot basement in metallic runs about $6,400 to $9,600.

Will it be cold underfoot?

It is the temperature of the concrete under it, so cooler than carpet. Most people use area rugs where they sit, and keep the easy-to-clean floor everywhere else.

Can you coat over old carpet glue or paint?

Not over it. Glue and paint are ground off first so the coating bonds to concrete. That preparation adds $0.40 to $0.80 per square foot.

Does it smell during install?

There is some odor while the coating cures. We ventilate the space, and it fades as the floor hardens over the first day or two.
